When looking at the Poconos housing market, its evident that it has not been and never will be the same since COVID. In today’s issue of Pocono STR News, we’ll look at some the trends in the general real estate market and STR Pockets.
Market Stats
Median Sales Price: $310,000 - For the first time ever, the median sales price hit a record high of $310,000. The previous high of $300,000 had been hit a few times in 2024. After some wild spikes from 2020 to 2022, the market has found a new norm. In Feb 2022, the median price was a 2020 low of $140,000. In April 2022, the median price reached $280,000. We’ve steadily been climbing since. As a vacation market that now has increased and continually growing attention, little selling pressure, and still very affordable relative to many other vacation markets, the Pocono market is likely to continue its gradual climb.
Total Number of MLS Listings: 404 - Inventory has been hovering around a 5 year low, with the lowest being 297 and peak in 2020 at 800. Low inventory with no anticipated catalyst for new supply feeds into the narrative prices will not be reeling back.
Price per Square Foot of Sold Homes - $149 - Also a record high, gradually building up from a 5 year low of $69 in February 2020. STRs are likely a big driver here, with most being renovated and furnished, or even new. Not to mention increased costs of materials over this time bringing costs up.
Closed Sales in January - 239 - A record low over the past 5 years after peaking at 768 in September 2020.
