Pocono Market Pricing Outlook for January 2025

Month Wide Outlook: January tends to be a decent month in the Poconos with occupancy rising above the average in conjunction with snowfall. On weekdays, only 10-20% of listings will get booked. Be sure to keep pricing modest and get more competitive based on how your listing stacks up against other homes. On weekends, the normal 40-50% of homes will get booked. Be sure to stay somewhat modest and get more aggressive as dates near.

Dates to Watch For: The first week of January is interesting. You have reservations spilling over from new year and mid week. Be sure to offer your guests after the new year and into the coming weekend the opportunity to add a day to their trip at a discount to fill potential gaps.

January 17th to 19th has above average occupancy with roughly 65% of homes booked already for MLK weekend. Be sure to keep your prices high here to squeeze the juice.

Over a Month Outlook: February you can play consistent to January with prices a bit higher being in the midst of Winter. If you’ve already booked out some dates in January, see what price you got and go for more in February. Make sure you have prices tapered down a bit for March, April, May. Its better to price a bit more reasonable now. The further out you can keep your listing attractive during these competitive months, the better. It is no fun to scramble mid month during the shoulder season and you’ll end up against vacancy or lower prices had you planned accordingly.
