Lets look at the science first and then the assessment overall.

Property Archetype: As a 4BR bedroom, this home has to have some X-factors to complete. However, the winning features are plentiful here.

Winning Features: This home has it all right. The unique hanging chair fire area overlooking the stream. The stream itself is cool to have to yourself. Hot tub under the stars. Renovated kitchen, renovated bathrooms, two fireplaces. This home is aesthetic anywhere it could be. Community packed with amenities.

Revenue Potential: This home is really interesting in that it outlines whats possible when you design right. $341 ANR is very impressive. $52K is great, but whats most exciting to me is the low occupancy. How is this good? The house has won guests hearts and was able to attract a solid nightly rate on weekends. Its clear weekday pricing was ambitious with money left on the table. Imagine squeaking out another 20% occupancy by being more aggressive on the weeknights. Thats an easy $10-15K more per year that’ll go right to the bottomline. $65K seems in reach with nothing but some pricing tweaks.

Overall: For the turnkey buyer looking for a play with low effort to add considerable revenue, this is an excellent entry option.

2025 Pocono HOA Rankings - The Top 10

When looking at the Poconos, there are a wide variety of locations and HOAs that may seem attractive to own a home. Location is #1 right? If only it were that easy. Not all great communities are great for rentals, as there are rules and fees for each. In fact, location in the Poconos is only a minor part of the equation. Everything is always 20 minutes away anyway. The house is the destination, so other than a few select areas that can impact draw, you’ll want to consider the points below when deciding where to buy your next vacation rental.

#10 Arrowhead Lakes - Pocono Lake

Arrowhead Lake is a long time vacation favorite in the Pocono region. The superb amenity offerings and number of charming listings in the community have led to an established brand vacationers and guests trust. With close proximity to Jack Frost/Big Boulder ski resorts, Arrowhead serves as a premier vacation destination. Arrowhead is in Tobyhanna Township which limits to 2 per bedroom plus 2. Unfortunately, Arrowhead Lakes mandatory fees on STRs and its guests daily make it near impossible to be profitable. Proceed with caution.

#9 Pocono Farms - Tobyhanna

Pocono Farms earns the number 9 ranking position due to the quality and feel of the HOA and community amenities. As a country club, the expectations are set for the experience. Unfortunately, there is a $100/stay fee. You’ll want to be sure to cater to high dollar or lengthy reservations to offset this cost. If it weren’t for the per stay fee and need to have a larger home to offset the fee, Pocono Farms could easily reach higher. There are some aesthetic homes and there’s community sewer. Proceed with caution.

#8 Stillwater Lake Civic Association - Pocono Summit

Stillwater Lake Civic Association benefit from having a central location in the Pocono region. Shopping and area attractions are close by. The homes are affordable. In Stillwater Lake Civic Association, the per stay fee is $75, so be sure to have the WOW factor. The lakes are cool and the dues are low. Stillwater Lake Civic Association is best for large properties. Do not confuse this with Stillwater Estates, which is very restrictive and has a $125/stay fee. I don’t even consider properties in Stillwater Estates unless lakefront.

Conclusion

The Pocono market has many outlets to look and its silly to narrow to one area when investing.

This is just me wishing aloud, but some day soon there will be some major changes in the Pocono market. As the younger generations who grew up with a normalized sharing economy and mindset (Airbnb, Uber, etc), the welcoming with open arms of vacation rentals will also normalize. Much of what communities do with fees and policies on rentals are illegally violating the Planned Community Act. We’ve seen several HOAs lose in legal battles over fees and restrictions. The problem is, its costly and requires motivation to fight in the current state. The easiest path forward are the current 20-40 somethings maturing into board roles, and taking a better approach to finances where STRs don’t have to be the scapegoat used to fuel budgets. The reason I bring all these points to light - many of the HOAs on the list here have concerted efforts to do extraordinary community planning, infrastructure, and amenities. There are amazing houses that even more guests could use. With time I’m optimistic times will change, and the Poconos economy and guest experience will continue to be heightened as a result.
