Pocono to NYC Railway Project is Underway
The passenger railway project is becoming a long awaited reality with $9M of federal funding being announced on October 29, 2024.
With an estimated completion as early as 2028, the railway could vastly change the scape of the Pocono real estate market.
Trains will operate daily, with a two hour 50 minute commute to and from NYC with 4 stops. The two critical stops to monitor in the Poconos are Mount Pocono and East Stroudsburg. The proposed site for the Mount Pocono is the Martz Bus Terminal off 611.
An Amtrak study released in March 2023 found that passenger-train restoration would generate $84 million in new economic activity annually.

Speculating the Impact
Pocono real estate will change in the wake of the rail. The market will heat up alongside the deployment of the railway. The Poconos has also seen a surge in manufacturing and logistics. The development of residential real estate will be imminent for commuters and new residents. Much of the Pocono STR guest traffic is from North Jersey and New York City. Creating accessibility to groups via train will vastly increase the accessibility of the Pocono vacation rentals allowing flexibility and affordability to those without vehicles. For the next few years it may seem quite, and all projects seem to take a little longer than planned. However, fast forward 5-10 years from now, the landscape will be hard to recognize as the market develops from where we know it. Now is a great time to grow roots before attention balloons and cap rates compress.
